For the avoidance of doubt, all fees are displayed in Dendro Ltd's Office for client perusal.

Landlord Fees

LET ONLY/TENANT FIND: 12% (Inc VAT)


Let Only service includes marketing the property, carrying out accompanied viewings arranging for the inventory to be carried out, carrying out relevant checks on the potential tenant including credit checks and referencing and finalising the tenancy agreement.

INCLUDES:

  • Collect and remit initial months’ rent received

  • Agree any collection of shortfall and payment method

  • Provide tenant with method of payment

  • Deducted any pre-tenancy invoices

  • Make any HMRC deduction and provide tenant with the NRLB (if relevant)

RENT COLLECTION: 12% (Inc VAT)

As per the tenant find/let only with the addition of Rent Collection

INCLUDES:

  • Collect and remit initial months’ rent received

  • Agree any collection of shortfall and payment method

  • Provide tenant with method of payment

  • Deducted any pre-tenancy invoices

  • Make any HMRC deduction and provide tenant with the NRLB (if relevant)


FULLY MANAGED: 18% (Inc VAT)

As per the above schedule with the addition of the following:

INCLUDES:

  • Collect and remit initial months’ rent received

  • Pursue non-payment of rent and provide advice on rent arrears actions

  • Deduct commission and other works

  • Advise all relevant utility providers of changes

  • Undertake one inspection visits per annum and notify landlord of the outcome

  • Arrange routine repairs and instruct approved contractors (providing two quotes)

  • Hold keys throughout the tenancy term


ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE)

SET UP FEE (Landlords Share):                                                                 As per fees above

  • Agree the market rent and find a tenant in accordance with the landlord guidelines;

  • Advise on refurbishment

  • Provide guidance on compliance with statutory provisions and lettings consents

  • Carry out accompanied viewings (as appropriate)

  • Market the property and advertise on relevant portals

  • Erect board outside property in accordance with Town and Country Planning Act 1990

  • Advise on non-resident tax  status and HMRC (if relevant)

Inventory Fee (landlords share)                                Varies from £70 inc VAT for individual room to approximately £360 for 5 bedroom house. Although as Dendro Ltd use an independent inventory clerk, these costs may change as per the company used.


Dependent on the number of bedrooms and/or size of the property or out buildings

Deposit Registration Fee:                                                                                         £100 (Inc VAT)

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme

  • Provide the tenants(s) with the Deposit Certificate and Prescribed information within 30 days of start of tenancy

Additional property visits:                                                                                         £144 (Inc VAT)

  • To attend for specific requests such as a neighbour disputes: more visits are required to monitor the tenancy: or any maintenance-linked visit

Submission of non-resident landlords and receipts to HMRC                            £ 100 (Inc VAT)

  • To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return of the landlord or HMRC

Arrangement Fee for works over £108 inc VAT, if work exceeds £500 then 14% inc VAT of invoice

  • Arranging access and assessing costs with contractor:

  • Ensuring work has been carried out in accordance with the specification of works

  • Retaining any warranty or guarantee as a result of any works

Obtaining more than two contractors quotes                                                     £50 (Inc VAT) per quote

Rent review Fee                                                                                                          N/A

  • Review rent in accordance with current prevailing market condition and advise the landlord

  • Negotiate with tenant

  • Direct tenant to make payment change as appropriate

  • Update the tenancy agreement

  • Serve Section 13 Notice if tenancy is on a monthly rolling basis


Renewal Fee (landlords share)                                                                                Minimum as per contract (10% inc VAT)

  • Contract negotiation, amending and updating terms and arranging

  • Agree with tenant check out date and time appointment

  • Instruct inventory provider to attend

  • Negotiate with landlord and tenant any disbursement of the security deposit

  • Return deposit as agreed with landlord and tenant to relevant parties

  • Remit any disputed amount to Scheme to final adjudication

  • Unprotect security deposit

  • Instruct contractors: obtain quotes: organise repairs/replacement/cost of any broken or missing items

Court attendance                                                                                                  £ 600 (Inc VAT) per hour

Anti Money Laundering Checking Fee £30 inc VAT (if applicable an electronic check)


Tenant Fees

An ASA ruling has stated that from the 1st November 2013 all Estate Agencies must display all non-optional fees in relation to tenancy applications for a rental property.

Therefore, where specified, the advertised asking rent would not include the tenants’ fees.

Fees vary from tenancy to tenancy and property to property, with the following being non-optional fees that do vary upon circumstance:

Referencing tenants (identity, immigration and visa conformation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information affordability, as well as contract negotiation (amending and agreeing terms) for one property and arranging the tenancy and agreement. The Set up fee will be offset by the referencing fees and application fees as required.
Reference fees
(including credit checks, bank, guarantor, previous landlord, etc)
Approx. £60 inc VAT(for referencing) (offset against the setup fee) per individual referenced charged by the referencing company.

Processing the application, associated paperwork and referencing

 

Guarantor Fee                                                                                                     £108 Inc VAT (£90 +VAT) for each Guarantor Agreement produced, Covering credit referencing and preparing a deed of guarantee as part of the Tenancy Agreement

Permitted Occupier/sub-tenant Fee                                                                 £ 144 (Inc VAT) per permitted occupier
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy


 

Accompanied Check-in Fee                                                                            £100 (Inc VAT)
To accompany the tenants on check in and go through the prepared Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

 

Pet Deposit                                                                                                       Security deposit would be increased by an additional two weeks rent
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised Scheme and may be returned at the end of the tenancy  

Security Deposit      Equivalent to 6 weeks rent, registered and protected with a government backed scheme, either by Dendro Ltd or by the Landlord (as per Landlord’s Instructions).

Should a tenant wish to assign or part with possession of the tenancy, assigning to another authorised person. subject to landlord's consent


 

Lost Key/s +Administration:     Cost of replacement keys (Varies between £20 to £200 [dependent if security key or not]) and £60 inc VAT Administration charge


 

ENDING YOUR TENANCY:

Check out/Inventory Fee (tenant’s share)                                                                 Varies by Property-Subcontractor can confirm, Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s). Can Vary between £70 inc VAT per individual room and £360 for a whole Property, dependent on charge by Inventory Clerk

Only charged where professional cleaning is necessary to return to the property to the same condition as at the start of the tenancy,
