We believe that transparency is paramount and being upfront is vitally important about any possible fees that may be payable, helping you to make informed decisions with no surprises.

For the avoidance of doubt, all fees are displayed in Dendrow’s Office for client perusal.

Landlord Fees

LET ONLY/TENANT FIND: 12% (Inc VAT)

Let Only service includes marketing the property, carrying out accompanied viewings arranging for the inventory to be carried out, carrying out relevant checks on the potential tenant including credit checks and referencing and finalising the tenancy agreement.

INCLUDES:

Collect and remit initial months’ rent received
Agree any collection of shortfall and payment method
Provide tenant with method of payment
Deducted any pre-tenancy invoices
Make any HMRC deduction and provide tenant with the NRLB (if relevant)

RENT COLLECTION: 13.2% (Inc VAT)

As per the tenant find/let only with the addition of Rent Collection

INCLUDES:

Collect and remit initial months’ rent received
Agree any collection of shortfall and payment method
Provide tenant with method of payment
Deducted any pre-tenancy invoices
Make any HMRC deduction and provide tenant with the NRLB (if relevant)

FULLY MANAGED: 19.2% (Inc VAT)

As per the above schedule with the addition of the following:

INCLUDES:

Collect and remit initial months’ rent received
Pursue non-payment of rent and provide advice on rent arrears actions
Deduct commission and other works
Advise all relevant utility providers of changes
Undertake one inspection visits per annum and notify landlord of the outcome
Arrange routine repairs and instruct approved contractors (providing two quotes)
Hold keys throughout the tenancy term

ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE); inclusive of VAT at prevailing rate unless specified

Tenancy Set Up Fee: £480

Agree the market rent and find a tenant in accordance with the landlord guidelines;
Advise on refurbishment
Provide guidance on compliance with statutory provisions and lettings consents
Carry out accompanied viewings (as appropriate)
Market the property and advertise on relevant portals
Erect board outside property in accordance with Town and Country Planning Act 1990
Advise on non-resident tax status and HMRC (if relevant)

Inventory Fee Check in and Check Out

Varies from £70 inc VAT for individual room to approximately £360 for 5 bedroom house. Although as Dendrow use an independent inventory clerk, these costs may change as per the company used.

Dependent on the number of bedrooms and/or size of the property or out buildings

Referencing Charge: £25 per tenant/guarantor

To conduct referencing through a professional referencing company and advise of the results of referencing.

Deposit Registration Fee: £100 (Inc VAT)

Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme

Provide the tenants(s) with the Deposit Certificate and Prescribed information within 30 days of start of tenancy

Additional property visits: £144 (Inc VAT)

To attend for specific requests such as a neighbour disputes: more visits are required to monitor the tenancy: or any maintenance-linked visit

Submission of non-resident landlords and receipts to HMRC £ 120 (Inc VAT)

To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return of the landlord or HMRC

Referral Fee and Project Management Fee for Maintenance Works: 18%

Arranging access and assessing costs with contractor:

Ensuring work has been carried out in accordance with the specification of works

Retaining any warranty or guarantee as a result of any works

Obtaining more than two contractors quotes:  £50 (Inc VAT) per quote

Renewal Administration Charge: £240

Review rent in accordance with current prevailing market condition and advise the landlord

Negotiate with tenant

Direct tenant to make payment change as appropriate

Update the tenancy agreement and issue new agreement.

Court attendance: £600 (Inc VAT) per hour; £350 each part thereafter

Anti-Money Laundering Check: £30

Gas Safety Certificate: £120

EPC: £120

Certification Administration cost: £108

Additional Management services:

The following are only available to Clients whose properties are being fully managed by Dendrow.

Rent Guarantee and Legal Expenses: 2.4% inc VAT (2%+VAT) of the Annual Rent
Valid for properties up to £2500 rent per month- Minimum charge of £360 inc Vat

Valid for properties up to £3000 rent per month- Minimum charge of £450 inc Vat

Valid for properties up to £5000 rent per month- Minimum charge of £650 inc Vat

Legal Expenses only: £220 inc VAT

Tenant Info/Fees

Relevant letting fees and tenant protection information

For any tenant renting a home under an Assured Shorthold Tenancy (AST) the following are payable or potentially payable

As well as paying the rent, you may also be required to make the following permitted payments.

Permitted payments

Before the tenancy starts (payable to Dendrow International Ltd ‘the Agent’)
Holding Deposit: 1 week’s rent
Security Deposit: 5 weeks’ rent (for tenancies with less than £50,000 per annum rent) or 6 weeks’ rent (for tenancies with more than £50,000 per annum rent)

During the tenancy (payable to the Agent)
For English properties:

Payment of up to £50 inc. VAT if you want to change the tenancy agreement

Payment of interest for the late payment of rent at a rate of 3 % above Bank of England base rate

Payment of the Agent’s reasonably incurred costs (as evidenced in writing) in connection with replacing any lost keys/security devices

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

During the tenancy (payable to the provider) if permitted and applicable
Utilities – gas, electricity, water

Communications – telephone and broadband

Installation of cable/satellite

Subscription to cable/satellite supplier

Television licence

Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Fees to tenancies that are NOT Assured Shorthold Tenancies

For any individual tenant not renting a property under an Assured Shorthold Tenancy the following charges are also payable:

A one off upfront payment of £180 per tenancy which is a contribution towards processing the application, drawing up the Tenancy Agreement and registering the deposit.

Tenant reference charge (£60 per tenant) covers collecting and verifying references from employer/accountant and previous landlord reference as well as carrying out a credit check and collecting a copy of passport, proof of residency, bank statements and a recent payslip.

Guarantor charge (£60 per guarantor if required) covers credit referencing and preparing a Letter of Guarantee as part of the Tenancy Agreement.

Professional Check out cost (as invoice from inventory company) at the end of the tenancy, instruct inventory providers, agree the terms of the security deposit disbursement between Landlord and tenant, return deposit as agreed with the Landlord and tenant to relevant parties, remit any disputed amount for final adjudication, unprotect security deposit, instruct contractors and obtain quotes, organise repairs/replacements/cost of any broken or missing items.

Renewal charge (tenant share, £144) covers the cost of negotiating and administering the renewal

If a tenant decides to rent a property through Dendrow in the name of a business or company the tenancy administration and reference charge will be £360 for a new tenancy and £120 for every renewal.

Tenant protection

Dendrow International limited is a member of the UK Association of Letting Agents with membership number 18193 and thus holds membership with UKALA “Total Loss CMP” which is a client money protection scheme; Also, through UKALA, Dendrow International ltd is a member of the PRS, which is a redress scheme.

Disclaimer

Dendrow may be paid a commission by a trusted supplier whom a tenant has been introduced to;
should they elect to opt for the optional Deposit Replacement Scheme or any insurance products through our affiliated partners.
